I OPPOSE the development proposal for the Funeral Home Site.
Originally 15 storeys @ 92 units, now 8 storeys (7 plus Penthouse) @ 90 units is NOT consistent with the long and widely held public view for the area that 6 storeys (under Centre Plan) and maximum LUB R-4 Densities of 60 units for the Site are needed.
December 7th, 2017 Public Hearing, Kevin Riles, consultant for the Developer offered 70 units as a compromise to the community, represented by over 240 attendees. Now the Developer is back up to 90 units. 90 Units on this Site is 4-5 times higher density than existing area apartments and condos.
The Penthouse (8th Floor) is not a material part of the revenue generated, but it will adversely impact eastern light, shading and loss of warmth on the Banook Race Course, especially in the morning light from April - June. Councillors that have never paddled on the racecourse during spring mornings should NOT VOTE AWAY our centuries old cultural feature in springtime on this ancient watercourse. Regional Centre has no comparable open green space.
Reasons to Reject Development Proposal: Dartmouth Planning Strategy Policy IP-5: IP-5 (a) Height, Bulk, and Scale is NOT compatible with the existing neighbourhood. IP-5 (b)(i) and(ii) there are NOTsufficient controls in place to reduce conflict with height, size, bulk and density, traffic access and egress.
